PLEASE TAKE NOTICE that you are in violation of the rental agreement governing the premises described above, in the following respect:
Describe the violation precisely — dates, lease section, and what the tenant actually did.
YOU ARE HEREBY REQUIRED, within SEVEN (7) days after service of this notice upon you, to cure the violation described above, or to quit and surrender possession of the premises to the undersigned.
The violation will be deemed cured if you do the following within the time stated:
State exactly what the tenant must do for the violation to be considered cured.
If you fail to cure the violation or to vacate the premises within the time stated, the undersigned will institute legal proceedings against you to recover possession of the premises, together with damages, costs of suit, and such other relief as the court may allow.
This notice is given pursuant to Del. Code tit. 25 § 5502.
